2. Site Visit
We visit your block or existing home to see its potential firsthand. This is also an important step for us to ensure we’re the right fit for your project—because the best outcomes happen when builder and client are aligned from day one.
3. Concept Design Phase – Time to Pick & Choose
Here’s where the creative side kicks in. Floor plans, elevations, and inspiration boards start shaping your vision. It’s your time to pick and choose the features that matter most to you, with us guiding you to balance vision and budget from the outset.
4. Council Submission
We’ll take care of the necessary paperwork and approvals. You won’t need to navigate the red tape—we’ve got it covered.
5. Muskens Detailed Scope (Preliminary Agreement)
While plans are with council, we get busy behind the scenes. This stage includes a detailed bill of quantities, timelines, and selections—right down to the fixtures and finishes. We liaise with our trusted trades to provide you with cost clarity and build confidence before we move forward.
6. Deal to Seal (Construction Contract)
With everything mapped out in the Detailed Scope, we formalise it all into a fixed construction contract. Your build is now locked into our schedule and ready to roll.

This is where your home begins to take shape. Our team works from the carefully curated Muskens Scope—a detailed, well-thought-out foundation developed in the earlier stages. It outlines every inclusion, finish, and timeline, allowing us to focus on quality craftsmanship and attention to detail.
